Notary and registry: official tariffs (RD 1426/1989 and 1427/1989) with the 5% rebate, plus an approximate amount for copies and other items, plus 21% VAT. Real invoices vary.
Since Law 5/2019 the bank pays the notary, registry, gestoría and stamp duty of the mortgage deed; the buyer pays the appraisal and any copies they ask for.
These are estimates, not tax advice. Reduced rates and reliefs have requirements (age, income, main home, family title) that the ATC checks; notary, registry and appraisal fees vary. Which taxes you pay
A second-hand home pays the Catalan transfer tax (ITP). Since 27 June 2025 the general rate is 10% up to €600,000 and a progressive scale above it: 11% from €600,000 to €900,000, 12% up to €1,500,000 and 13% beyond, applied in slices to the total value. A new home bought from the developer pays 10% VAT instead, plus 1.5% stamp duty (AJD) on the purchase deed. Large holders (grans tenidors) pay 20% and some rural municipalities have 4% or 3%; this calculator doesn't cover those cases.
Reduced rates
5% ITP for the main home of young buyers aged 35 or under, large families, single-parent families and people with a disability of 65% or more, if the income in the last tax return (general + savings base minus personal and family minimum) is no more than €36,000 (+ €14,000 per extra child for families). 7% for officially protected homes. On a new build, eligible young buyers get a 100% relief on the stamp duty and protected homes pay 0.1%.
Notary, registry, appraisal and the mortgage
Notary and land registry fees are set by official tariffs that depend on the price (Royal Decrees 1426/1989 and 1427/1989), with a 5% rebate and 21% VAT; copies and other items are billed on top, so the calculator adds an approximate amount. With a mortgage, Law 5/2019 makes the bank pay the notary, registry and gestoría of the mortgage deed, and the bank also pays its stamp duty; the buyer pays the appraisal. The monthly payment uses the French system (constant payment).
